A plat of survey is typically what a homeowner needs to meet Zoning Departments needs. This type of survey will identify boundary lines, lot corners, encroachments, improvements, and ownership extents. A map is produced from the survey and a stamped copy filed with the County.
Sometimes all we need to do is to locate the extents of our property, we don't need a map drawn for any reason, This survey will identify property boundaries. If a map of the property is needed, for your record or at the request of a municipality, a 'Plat of Survey' is the minimum service that offers this.
A site plan is a map that identifies the extents of a proposed improvement in relation to property boundaries. A site plan is typically used for permitting or planning purposes.
This type of survey divides tracts of land into up to 4 individual lots.
It can also be used to combine parcels into one or more lots.
An easement is a document that grants a specific party use of specified portion of your land for a specific purpose.
(i.e.. I, James Monroe, grant ingress and egress access to G. Washington, across the west 40 feet of Lot 17, for a period of 40 years.)
This type of survey is designed to assist in the excavation of a new structure. It will satisfy a builders/excavators needs. A follow up survey can be performed to verify the foundations placement is in compliance with building permit.
